Most also agree that most of that revenue will be filtered into and through the top ten megapolitan areas in the United States. This amount of revenue will completely eclipse the building boom that &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; World War II and means an unprecedented amount of growth and opportunity for investor.&lt;/p&gt;&lt;p&gt;Megapolitan is defined as two or more existing metropolitan areas that have grown together to become one huge area and the community boundaries have become blurred. An example of one such area is from &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; Diego through Santa Barbara. When driving from San Diego &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; will pass through Oceanside, Newport Beach, Long Beach, Los Angeles, Thousand Oaks, Oxnard, Ventura and Santa Barbara. Have very good &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; and supporting infrastructure. Goods and services flows freely from one urban area to another. They will also require a large geographical area that is suitable for large scale regional planning.&lt;/p&gt;&lt;p&gt;It's true that some of these megapolitan areas have been hit by economic troubles, but even CNN's Money Magazine agrees that these areas are some of the best for real estate development and investment. Just why is that, and what should you look for when trying to protect your investment in these areas?&lt;/p&gt;&lt;p&gt;Being &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; about the industries that are supporting these megapolitan areas is of course very important. Investing in areas that have relied on the automotive industry or manufacturing may not be wise. However, megapolitan areas of New York and Charlotte, North Carolina, have done very well in the past few years because their dominant industries of advertising, banking, and investing have better track records than these other industries that are not as reliable. Absolutely nothing is completely secure or 100% reliable when it comes to business and industry, but obviously one can use some common sense when it comes to investing in certain areas.&lt;/p&gt;&lt;p&gt;Megapolitan areas are typically more desirable for industry and new business because they already have a ready workforce and developed real estate. A company looking to build a large factory or set up an administrative office is probably not going to choose a desolate area, even though the real estate may be more affordable. There is no population in this immediate area to support their business by way of personnel, vendors, and sometimes even roads and available homes. This is one of the reasons that megapolitan areas seem to consistently and constantly appeal to established industries and companies and startup businesses as well.&lt;/p&gt;&lt;p&gt;If you're looking for a solid real estate investment area, you may be attracted to more sparse areas because they are more affordable, but remember that sometimes you get what you pay for. Consider instead investing what you can in these already established megapolitan areas. If you need motivated sellers, &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; achieve most if not all of your other goals, then doesn't it make sense to focus on the motivated seller part of your goals, at least at the beginning?&lt;/p&gt;&lt;p&gt;Anyone looking at my portfolio of audio CDs and courses will quickly find &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; pattern; over half of the titles are about finding motivated sellers. Why is that? Let's think about it.&lt;/p&gt;&lt;p&gt;Let's say you have a goal to make $10,000 per month from owning rental property. To find rental property that will give you excellent cash flow, you need to buy the houses that have strong rents and try to buy them as inexpensively as possible. How do you buy houses inexpensively? You need to find sellers who have a reason to trade you equity they have in their house for a solution to their problem.&lt;/p&gt;&lt;p&gt;The cheaper you can buy the house, the more cash flow you can generate from the house and the quicker and more safely you can achieve your goal of generating $10,000 in rental income. Try buying houses for full price and generating rental income from them quickly. In all but a few markets, it is very difficult to do (if not impossible).&lt;/p&gt;&lt;p&gt;But wait! You say your goal is to generate income from wholesaling property... you do not need to generate cash flow as a rental. Well, motivated sellers are even more important to you.&lt;/p&gt;&lt;p&gt;Have you ever tried to put a house under contract with a un-motivated (read that as inflexible) seller? It can be tough. If you are trying to put a house under contract so that you can wholesale it to another investor for a 4 or 5 figure payday, you NEED to accomplish two things:&lt;/p&gt;&lt;p&gt;1. Make the deal very attractive to the investor you are wholesaling it to (low price, great terms or both)&lt;/p&gt;&lt;p&gt;2. Gain control of the house so that you can "show it around" without risk of losing it&lt;/p&gt;&lt;p&gt;I am suggesting that you need motivated sellers--sellers with a need to sell--to be able to buy houses at a discount or who will allow you to put the house under contract with a 30 or 60 day closing period so that you have time to find your buyer.&lt;/p&gt;&lt;p&gt;Motivated sellers should be the key to your real estate goal setting. So, do you believe me? Great, so here are &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; tips about motivated seller goal setting.&lt;/p&gt;&lt;p&gt;&lt;b&gt;Tip #1: Motivated Seller Quality Comes From Quantity&lt;/b&gt;&lt;/p&gt;&lt;p&gt;While you may have goals about converting x number of potential sellers to actual sellers, you need to realize that you need to sift and sort through lots of sellers to find truly motivated ones. The chance of you finding a motivated seller after talking to half a dozen sellers is pretty low. &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; with super marketing materials and a wide range of what I can work with, we typically need to go through about 10 sellers to find 1 that is motivated enough that we can make the deal work.&lt;/p&gt;&lt;p&gt;&lt;b&gt;Tip #2: Write Down A Specific Number And Track It Daily&lt;/b&gt;&lt;/p&gt;&lt;p&gt;"My goal is to talk to a lot of motivated sellers." Utter nonsense. You need to have a specific number to talk to in a specific period of time and track the results daily.&lt;/p&gt;&lt;p&gt;"My goal is to talk to 50 motivated sellers each month." Getting better. Each day you need to see if you are on track to achieving your goal of talking to 50 motivated sellers that &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; If not, you need to ramp up your marketing to get more motivated sellers calling.&lt;/p&gt;&lt;p&gt;On our Real Estate Investor Database (the ULTIMATE contact and business management tool for Real Estate Investors), we have a little graph at the top of almost every page that shows you the "goal line" for the number of motivated sellers you need to reach your goal and &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; you are. If you are not meeting, the goal it shows up red. If you have met your goal for the day, it is green.&lt;/p&gt;&lt;p&gt;&lt;b&gt;Tip #3: It Is Far Better To Sift and Sort&lt;/b&gt;&lt;/p&gt;&lt;p&gt;If you've have tried to make a marginal deal work and found out the hard way that it can cost you large amounts of time, money and energy you might start getting more selective in your deals. &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; some good advice that I received from several of my mentors:&lt;/p&gt;&lt;p&gt;"Don't try to make a marginal deal work, go find a better deal."&lt;/p&gt;&lt;p&gt;If you have 10, 20 or 30 sellers calling in every week, it is a lot easier to say no to a property that you are not 100% sure of... maybe the value of the property is questionable. Maybe you do not like the looks of the condition of the roof. Maybe you don't trust what the seller is telling you. Are the house prices increasing or decreasing? Are the household incomes increasing or decreasing in the area that we are looking in? What are the governments plans for the neighborhood? New streets? Baby Boomers are retiring and Costa Rica in record numbers since the cost of living is 1/3 of what it is in the US. Taxes on homes are about $300 per year. A full time maid, $200 per month. Fresh organic fruits and vegetables are a fraction of what they cost in the US.&lt;/p&gt;&lt;p&gt;3. If you put your home into a rental pool you could pay the cost of the home and expenses with rental income and have some left over. The reason, he said, "because banks won't &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; you finance more than ten mortgages."&lt;/p&gt;&lt;p&gt;This simply isn't true.&lt;/p&gt;&lt;p&gt;First, banks let you finance as many mortgages as you can pay for. Some banks limit &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; number of loans made to one person. Experienced real estate investors just move on to another lending institution.&lt;/p&gt;&lt;p&gt;I know one investor who owns more than one hundred single family homes. All have mortgages. He constantly refinances one rental for the down payment to buy the &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; Besides living off the cash flow from his rentals, he also refinances a rental occasionally to take his family on a first-class vacation.&lt;/p&gt;&lt;p&gt;Another investor, my friend who owns the carpet company we use for our fixers, owns more than fifty rentals. None were purchased "subject to" the existing loan. Many were purchased "all cash" for quick closings, with mortgages added later.&lt;/p&gt;&lt;p&gt;For beginning real estate investors, looking for an owner willing to sell their property "subject to" the existing loan adds a frustrating &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; to the search for a profitable property. Today's savvy &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; sellers just won't sell to a &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; who can't cash them out.&lt;/p&gt;&lt;p&gt;Of course, some investors offer "subject to" and lease-option purchases. But, properties with most of the equity stripped out &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; with payments too high for rental income to support. These properties make better candidates for owner-occupant home buyers with poor credit who don't mind paying more for a house.&lt;/p&gt;&lt;p&gt;Beware of "subject to" seminars, books, and promotions. In some cases, it &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; be up to eight to ten months or even longer, if they know how to work the system and conveniently go bankrupt. Even if the house you own is across the street form where you live, what can you do? You cannot drag the person off your property. Im a very charitable person; but I want to pick my charities, not have them pick me.&lt;/p&gt;&lt;p&gt;There are, however, some states where the laws are more landlord-friendly where the laws say that if you do not pay your rent, you must leave. Nevada, Arizona and Texas are three such states.&lt;/p&gt;&lt;p&gt;In Texas, a tenant has approximately 30 days to move out of your house, if they do not pay rent. After the appropriate actions are taken and they do not move out, the constable will oversee the removal of their possessions. Quick 'fixing and flipping' can gain you short term advances but it can also earn you major losses. Losses include both money and relationships. That being said, beginning investors should still be careful before committing to being a landlord. Consider some basic principles involved before starting in:&lt;/p&gt;&lt;p&gt;1. Learn all you can about real estate. Before putting your hard earned cash and credit on the line you need to have a fundamental &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; of how real estate works. This is the business of real estate not the emotional high of buying your own home.&lt;/p&gt;&lt;p&gt;2. Real estate is not a "liquid" investment. You cannot expect real estate to sell at a moment's notice because you have other needs. Markets have cycles and usually you cannot turn over a property in 30 days unless you are willing to sell at a very low price or with flexible terms. Depending on the market it is most often the case that you need to hold on to your investments even during difficult times.&lt;/p&gt;&lt;p&gt;3. How is your cash flow? You need to have enough capital on hand and incoming to cover any short term losses caused by vacancies, increased taxes or &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; maintenance costs. Create a separate budget for each property that includes expectations of the unexpected.&lt;/p&gt;&lt;p&gt;4. Target properties that will be in demand for the area. On the Seacoast that might be a two bedroom condo unit within walking distance to the &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; or downtown. Always ask about the parking situation and can the condo be rented. For a single family home you will want to look into the school district and &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; a moderately priced home that is at least three bedrooms with preferably 2 baths and a garage located in a quiet neighborhood. When looking at units that cater to college students, ask yourself - is it located near public transportation, groceries and restaurants. You also need to find out how many un-related persons that town allows to live in one unit.&lt;/p&gt;&lt;p&gt;5. Research the &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; of the property. Find out what is around it not just in it. Investigate the schools, crime rate, Meghan's Law sites, town/state plans for highway expansions, any vacant land being developed. Drive around the neighborhood and look at the other properties in the area. Are they &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; maintained? Do they need major repairs to roofs, windows or siding? Are they lawns kept up and neat? Is their pride in ownership showing?&lt;/p&gt;&lt;p&gt;6. Inspect everything. Get professional home inspectors to go over the building from top to bottom. General building, roof, electrical, HVAC, well, septic, radon, mold and pest inspections are crucial. Major repairs can destroy any re-sale profits. Put a portion of your budget aside to maintain your investment.&lt;/p&gt;&lt;p&gt;7. Be ready for renters needs. You need to be available and responsive to any minor repairs. If being a landlord is keeping you from investing, consider hiring a professional property manager to relieve of those problems while still reaping the benefit of property investment.&lt;/p&gt;&lt;p&gt;8. Work with a professional licensed real estate agent that has many years experience in the local area. They can help by knowing the history of the town or neighborhood. Good agents know the trends and where the deal are. You need someone who has completed real estate deals under a variety of circumstances. Savvy and smart are key elements of a good agent.&lt;/p&gt;&lt;p&gt;The biggest thing to keep in mind is that investing in a property is a whole different thing than living in one. Thats because each parcel of real estate you own has its own unique location, tenants, cash flow, maintenance costs, financing &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; property taxes. And yet, many investors continue to do business in their own names and use their own personal credit to acquire properties. &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; good news is theres a better way.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;PERSONAL CREDIT v. BUSINESS CREDIT.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Real estate investors make the deal with &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; seller, but they actually buy their properties with either institutional lender financing or seller financing, or some combination of both. When an investor makes a decision, its the property that has to qualify, not the buyer. But when it comes to financing the deal, its usually not that way.&lt;/p&gt;&lt;p&gt;In most cases, a personal guaranty is &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; Lenders collect personal financial information before making a decision about your loan. They want information such as your personal balance sheet, income statement and a personal credit profile in order to make a decision about the loan. The higher your debt to personal income &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; the more of a strain is being put on your personal credit. Many investors step up and sign personal guarantees because they feel they have no other choice. Yet if you use personal credit too often, it can actually &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; your personal credit score.&lt;/p&gt;&lt;p&gt;Your personal credit profile  like it or not  is tied to your social security number and the way in which you have managed your personal finances. The files kept by the consumer credit reporting agencies are separate and distinct from those kept by a business credit reporting agency but most people dont know the difference and dont understand what a powerful impact developing a business credit profile can be  if its done right.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;THE KEY IS BUILDING A SEPARATE CREDIT PROFILE&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;No matter what your personal credit score is today, it is possible to build a business credit score that is entirely separate and distinct from your own personal credit. It takes planning and focus, but it can be done. With a disciplined and systematic approach, you can work build a positive business credit score that is not tied to your personal credit and spending habits, and you can do so in a timely manner if you follow a specific approach.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;STEP&lt;/u&gt; ONE: CREATE A BUSINESS&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;Establishing your business entity is the first step. For most real estate investors, the entity of choice is a Limited Liability Company (LLC). Today, the national trend in company formation is that more LLCs are being formed throughout the USA each year than corporations. That wasnt always the case, but today with IRS adoption of its check-the-box regulations, as well as with the asset protection and privacy now available in states like Nevada, limited liability companies have become very popular for their flexibility, privacy, protection and simplicity of operation. (See our Special Report on LLCs versus S corporations).&lt;/p&gt;&lt;p&gt;On top of that, in the last 10 years the Series LLC has emerged as the leading edge in the evolution of the LLC in America. It saves you repeated costs (upfront) in legal formation and (at the back-end) tax accounting. The &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; LLC essentially acts as a mother ship allowing cells or series to distinguish each of the business enterprises (or properties) from the others, giving each one the ability to have separate business activities, cash flow statements and accounting but still having the ability to consolidate at the end of the year. That can save you thousands by not having to do separate business tax returns. The bottom line is that the more you dont have to spend on &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; taxes and financing costs, the more you have to reinvest in acquiring more real estate.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;STEP&lt;/u&gt; &lt;u&gt;TWO&lt;/u&gt;: HOW TO USE 'BUILDING BLOCKS' FOR SUCCESS&lt;/strong&gt;.&lt;/p&gt;&lt;p&gt;The next step is to build credibility so that credit grantors as well as business credit reporting agencies will understand why your business should enjoy a favorable business credit score. Many people assume that business and consumer credit bureaus are one and the same, but that is not so. Lets take a look at the major business credit bureaus before moving on into how exactly business credit should be established.&lt;/p&gt;&lt;p&gt;Dun &amp; Bradstreet, Experian Business, Business Credit USA, Equifax Business,Client Checker, FD Insight together make up the vast majority of the business credit reporting transactions in America today. The big boy on the block of course is Dun and Bradstreet, with approximately 70 million businesses registered. The closest competitor is Experian Business, which has about 14 million businesses registered. Each of the agencies has an army of employees that do nothing but verify &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; elements of the business information  and if there are any inconsistencies or questionable entries, these raise red flags as to that business, which immediately result in a less favorable credit rating.&lt;/p&gt;&lt;p&gt;There are some ground rules to understand. First, personal credit scores and business credit scores have two distinct scales on which they are measured. Personal credit scores (which run from 300 to 850) are tied to your social security number as a personal identifier. Business credit is tied to the taxpayer identification number (EIN) of the business entity and runs from 0 to 100. On the business side, a score of 75 or better is considered excellent.&lt;/p&gt;&lt;p&gt;The most frequent mistake of all made by business owners seeking business credit is to register with the business credit bureaus too soon. That is, they sometimes do so before they have all their ducks lined up and verified by an independent third-party. They believe that by simply registering with the major business-related credit bureaus, they can start applying without being red-flagged. That is why taking specific action steps before registering with the business credit bureaus is so important. So the key of course is to have your ducks all in a row before submitting a registration to Dun &amp; Bradstreet. The sequence must be followed meticulously so that every step expected and verified by the business credit bureaus has been pre-coached and pre-verified beforehand. Where personal credit might be repaired if there have been problems in the past, there is no such equivalent in the world of business credit. So its important to do it right the first time. After all, the goal is acquire a strong business credit score in as short a time as possible, right? Looking at the big picture, the proper steps in the proper order are as follows:&lt;/p&gt;&lt;p&gt; Formation of a Corporation or better yet, a Limited Liability Company&lt;/p&gt;&lt;p&gt; Obtain a Employer Identification Number EIN. This is obtained through the Internal Revenue Service (IRS) and can be done online.&lt;/p&gt;&lt;p&gt; File a DBA (doing business as) form if the business is going to do business under a name that is different than the legal or company name. Normally the DBA is publicly filed in the County where the business is going to operate, and in some localities publication in a newspaper of general circulation is required.&lt;/p&gt;&lt;p&gt; Business License. A business license is require to operate a business in nearly all cities and most counties. A new business may also be required to obtain certain permits depending on the type of business.&lt;/p&gt;&lt;p&gt; Business Registration with the Department of Taxation. Normally this is a step in order to comply with local requirements for business taxation or sales tax permits.&lt;/p&gt;&lt;p&gt; Assessors Office. Depending on your locality, the County Assessors office may need to issue a clearance so that you are in compliance with any local assessments due to the property use.&lt;/p&gt;&lt;p&gt; Zoning Ordnances. These may be applicable depending on the type of business. Its best to check with the City and not overlook this so that it doesnt pop up later and create a compliance red flag.&lt;/p&gt;&lt;p&gt; Address and Phone Number. Make sure that the business address on all paperwork is the same between the state, the county, the city, and the telephone company for your directory assistance listing. The credit bureau will check to see what your directory assistance address is, and whether it is the same as the address shown on your licenses, permits, and mailing address. If it is not, that creates a red flag.&lt;/p&gt;&lt;p&gt; Prepare a business financial statement and include it with a properly prepared business plan that would make sense if you were loaning money to a third party.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;STEP&lt;/u&gt; &lt;u&gt;THREE&lt;/u&gt;: BUILDING CREDIBILITY.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The final step in building business trade credit is to establish a basis for a favorable rating right up front. Instead of using your individual personal name and social security number, once your business is registered, any credit reporting should be done using the business entity name and its employer identification number (EIN), which is the business equivalent to the personal social security number. Trade credit is often underestimated. It is actually the largest source of financial lending in the world today because of the sheer numbers used in real estate development, shipping, freight, construction, etc. Many business owners get frustrated at the seemingly slow pace at which they might garner business credit. Often the reason for the pace they are frustrated by is actually caused by them. That is, they start off the wrong way  and these early mistakes in the basic set-up often cause red flags to be raised by the business credit reporting agency.&lt;/p&gt;&lt;p&gt;After these preliminary steps are complete, your business will be ready to start working on business credit development --- but not until then. In preparing for lines of credit, you want to start proving up a payment history with companies that will report business credit in the name of your business. My advice is that it would be prudent to not register your company with any of the business credit bureaus without first considering the use of a professional coach familiar with this area.&lt;/p&gt;&lt;p&gt;To be honest, a certain amount of hand-holding may be the fastest way to learn from the mistakes that others (ahead of you) have already made. That way, you wont repeat them and you wont waste time brushing off your scraped business knee to start over again. This is where there is no substitute for experience and expertise. Thats why working with an experienced business credit coach might be the smartest way to go if you want to do this quickly and efficiently and to achieve the kind of high business credit score youre going to want if you are serious about building wealth through your real estate business enterprise.&lt;/p&gt;&lt;p&gt;I often get requests at workshops and conferences where I speak around the country for more information and referrals to quality providers. My husband and I have been buying and reselling homes for many years, and although &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; now are shopping for properties in the quarter million dollar range, we started out like most &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; investors--by buying junkers.&lt;/p&gt;&lt;p&gt;In some ways, buying junker homes in economically depressed neighborhoods is counterintuitive, especially in light of what you'll read in &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; every real estate investment book or hear in any investment seminar. Those people tell you to avoid those run-down neighborhoods, and to concentrate on the pretty ones, where the homes &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; appreciate more.&lt;/p&gt;&lt;p&gt;There is some truth to that, and once you've been at it awhile, like my husband and I, you'll also be able to buy and sell in the more desirable neighborhoods. But if you're just starting out, you may &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; to do some serious homework and find a junker home in a reasonably attractive neighborhood and start there. Just about every successful investor started just that way, so you'll be in good company.&lt;/p&gt;&lt;p&gt;Don't get me wrong. I am NOT suggesting that you buy homes in ghettos or slums. Sure, &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; be available for a song, but when you've fixed them up, no &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; will want to live there, if they can possibly afford to live somewhere else. You also don't want to have the BEST home in a terrible neighborhood. Quite the opposite, in fact. You'll be looking for the worst house in the best neighborhood you can afford. That's where the money is to be made.&lt;/p&gt;&lt;p&gt;Remember, you're not buying properties just to impress &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; friends. You're buying properties that will ultimately make you MONEY, pure and simple. You'll probably also have to get your hands dirty, because these types of house will often be &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; filthy and ugly. Cleaning up is the one thing almost ANYONE can do without having to pay a subcontractor to do it for you.&lt;/p&gt;&lt;p&gt;So if you're looking to build a real estate fortune of your own, one great place to start is with junkers. This is true even if you are counting on property value appreciation &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; supply the bulk of your desired return on investment. If you are losing money month-to-month, you may find all of your eventual profits eaten up by the monthly drain on your income. This will be particularly true if there is a downturn in property values &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; a few years.&lt;/p&gt;&lt;p&gt;Worse yet, you may tire of the monthly outflow of cash, and you may give up on the property before you have a chance to achieve the desired appreciation. You will be much more comfortable waiting for your property to appreciate if you are making at least some money every month, or at least not losing money every month.&lt;/p&gt;&lt;p&gt;One exception to this rule is when you are purchasing a property to fix it up and &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; it. While you are fixing it up, you may not be able to rent it &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; at all (depending on how extensive the work is) or you may have to rent it at reduced rates. The negative cash flow is just part of the expense of rehabilitating the property and will be quickly reversed by your profits upon sale of the property. This assumes that you have properly calculated all of your costs and you have purchased the right property.&lt;/p&gt;&lt;p&gt;In other cases, we think it is wise to achieve positive cash flow, Here are some tricks and ideas involving the financing of the property:&lt;/p&gt;&lt;p&gt;Lower cost properties are generally easier to rent at a profit than higher cost &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; It therefore makes sense to purchase two or three smaller homes than one larger one, if your intention is to rent &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; out.&lt;/p&gt;&lt;p&gt;If you don't already own your own home, consider living in the first "investment" property you purchase. (This assumes it is convenient to live in the area where you want to invest.) Interest rates and down payments are lower for a primary residence. Also, you don't have to deal with the problems of finding and managing tenants, paying for any damage they may cause, and absorbing the cost of an occasional vacancy. This will also give you very valuable experience in dealing with real estate.&lt;/p&gt;&lt;p&gt;If you live in a home for only two out of five years, it probably qualifies as a primary residence from the point of view of the IRS, and therefore appreciation of the property value is probably tax free up to a certain level (for federal income tax). Check with your tax advisor for the exact rules. So one strategy is to purchase a new investment property every couple of years, live in it for the first couple of years, then purchase and move into another property. Rent out the first one while it continues to appreciate. Since you live in each new house for the first few years, you can get a loan at primary residence rates, and you will also have the tax benefits of a primary residence, yet actually own several homes at the same time.&lt;/p&gt;&lt;p&gt;A "second home" (that is, a vacation home) also qualifies for preferential interest rates. You have to be able to state that you live there a portion of each year and you cannot claim rental of the property as income. There are other requirements such as location of the property. If this fits, consider making one of your investment properties a second home. Do check with your lender to be sure you know all the requirements for a home to be considered a second home before you go out and buy one. Note that with a second home, you cannot use any rents your charge as income. You will have to qualify for the loan based upon your income without considering any rental income from the second home.&lt;/p&gt;&lt;p&gt;The easiest and best way to achieve positive cash flow is to get a loan with a ridiculously low interest rate for the first several years. Nowadays, a number of lenders offer "payment option loans. These &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; offer an optional &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; payment that starts with a rate between 1% and 2%, which results in very low monthly payments. As a general rule, these low rates last for about 5 years. During this period, the minimum payment increases year-to-year by a very small amount, usually no more than a factor of 1.075 per year. If you take advantage of the minimum payment, you are actually charged a normal variable interest rate (such as about 4.5% today), but the interest you are not paying is deferred. At the end of the first five years, the interest you have not paid is added to the loan amount, increasing the loan amount by a relatively small amount. Ask your loan officer to calculate the exact amount. At that time, the loan then becomes a standard variable rate loan. This is not a problem because you can assume that property value appreciation will be far larger than the deferred interest. With this plan, you should plan to refinance or sell the property within 5 years, which is commonly not a problem. (Such loans may not be available in all states.)&lt;/p&gt;&lt;p&gt;Another way to minimize monthly interest payments is to obtain an interest-only loan. The interest-only period of most loans is usually 5 to 10 years. You should plan on selling or refinancing by the end of this period.&lt;/p&gt;&lt;p&gt;The interest rate you pay and your eligibility for special loans such as a "payment option" loan is subject to your credit rating, your employment status and the financial reserves (savings) you have on hand. Do everything you can to get your credit scores above average (above 640 and preferably above 680). Make sure you are steadily employed in one profession or engaged in your own business or profession for a period of at least one year steadily, and preferably two, and make sure you can prove it. Extended gaps in employment can make qualifying for a low interest loan much more difficult. Lastly, save up enough to make at least a 10% down payment. This will open the door to better rates.&lt;/p&gt;&lt;p&gt;Payment option loans as described above generally require 20% to 25% down payments. A down payment of 20% or more will also eliminate the need to pay for mortgage insurance. Mortgage &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; is charged by all lenders for loans with less than 20% down payment, even if it is not explicitly stated as such. The extra expense may be built into the rate (as is the case with so-called sub-prime or high risk loans), rather than stated separately, but it is there. Mortgage insurance covers the lender against the risk of a default, when there is not enough extra value in the property to pay off the loan and the expenses of foreclosure.&lt;/p&gt;&lt;p&gt;The above tips and ideas may get you started toward positive cash flow in your real estate investments. There are many other ideas that may apply to your particular circumstances or where you live or where you want to invest, and not all of the above ideas may apply to you. I also quickly realized that there was many different ways to do a deal, and some deals could only be done a certain way.&lt;/p&gt;&lt;p&gt;If I hadnt learned the technique needed to do a particular deal, then I would wholesale it.&lt;/p&gt;&lt;p&gt;Ive never liked wholesaling (even when I can make a quick $10,000  20,000 doing it!) because I always knew that there was a much bigger payday waiting down the road and I wanted it. Why give up the cow only to go searching for more milk?&lt;/p&gt;&lt;p&gt;So I became a Transaction Engineer. I learned how to Rehab, how to do Subject To, Lease Option, Short Sales, Pre-Foreclosure, buy, flip and hold Multi-Families, Master Lease Options, Equity Share, Tax Credits I wanted the big paydays and I was willing to learn what it took to get them.&lt;/p&gt;&lt;p&gt;The more and more deals I did, the more I realized that I was getting much bigger paydays from doing a particular transaction that was far more profitable than anything else I was doing.&lt;/p&gt;&lt;p&gt;All of us want to get wealthy quickly and easily and if it could be done by doing less deals, thats the way I wanted to do it.&lt;/p&gt;&lt;p&gt;Thats when I came to the &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; that there were certain deals that brought me in 10 times the amount of profit as the other deals, even though I was doing the same amount of work and taking the same amount of time.&lt;/p&gt;&lt;p&gt;From the fattening of my bank &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; I realized that there is one &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; that is far more profitable than anything else in Real Estate investing.&lt;/p&gt;&lt;p&gt;The most profitable investment in Real Estate today, is buying, selling and holding Multi-Family properties.&lt;/p&gt;&lt;p&gt;Did you know that you could buy a Multi-Family building using the same no money down techniques that you use buying single family properties. Ill bet you didnt know that there were even more creative ways to purchase Multi-Family properties than there &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; for single families!&lt;/p&gt;&lt;p&gt;Think about it. When you dealing with single family properties, youre usually dealing with the home owner, someone who is emotionally attached to the property.&lt;/p&gt;&lt;p&gt;When your dealing with a Multi-family property, your usually dealing with an investors. Just like you, investors care about the numbers. Would you now agree that investors are more apt to do creative deals?&lt;/p&gt;&lt;p&gt;Successful people profit from the mistakes of others. I learned that doing a Multi-family deal took just as much &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; as doing a single family deal, but there is one big differencethere is an extra 0 at the end of the profit check when I closed the deal!&lt;/p&gt;&lt;p&gt;That means that the single family property that I flipped and made $20,000, with the same amount of effort I was flipping multi-family properties and making $200,000!&lt;/p&gt;&lt;p&gt;As soon as I realized this phenomenon, I focused more of my marketing on multi-family properties!&lt;/p&gt;&lt;p&gt;When you start getting those big paychecks youll realize that you dont have to work so hard, youll have more time (a lot more time) to do what you want, where you want, when you want and with who you want!&lt;/p&gt;&lt;p&gt;Most people have a goal of making $1,000,000. If you were flipping single family houses with an average profit of $20,000, you would have to flip 50 houses ($1,000,000/$20,000) to reach your goal. How long do you thing that would take? A year? Two Years? Five years?&lt;/p&gt;&lt;p&gt;If you were flipping multi-family properties, you would need to flip only 5 properties ($1,000,000/$200,000)! How long do you think that would take? Certainly a lot less time!&lt;/p&gt;&lt;p&gt;And remember, it takes just as much work to flip a single family house as it does to flip a multi-family but as you can see by the numbers, it really is going to take you 10x the amount of work and time if you want to earn a million dollars flipping single family houses!&lt;/p&gt;&lt;p&gt;Heres the another bonus, sometimes when you flip a single family property you hit a home run and make anywhere from $40,000 - $100,000 and more. When you hit a home-run with a Multi-family property your profits are in the $400,000 - $1,000,000 and more range! Thats one deal.same amount of work! How many of those do you have to do before you stop worrying about your retirement?&lt;/p&gt;&lt;p&gt;A student of mine, Rose Morris from Columbus, Ohio is going to profit over $2,000,000 on her first large multi-family deal! One deal.&lt;/p&gt;&lt;p&gt;Justin Anderson from Augusta, Georgia will profit close to $900,000 when the sale is complete on multi-family that hes flipping!&lt;/p&gt;&lt;p&gt;Does this mean if youre flipping single familys that you stop immediately and go after only multi-family properties? Heck no! You can if you want to bu I still flip singlesnot as many as in my early yearswhy do I continue to do it?...because I can!&lt;/p&gt;&lt;p&gt;Im not one to pass up any good deal and I like getting those small &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; of cash coming in for $20,000 - $30,000 a pop but I focus most of my time on multi-family properties because I learned the more multi-family deals I do, the more and better choices I have as to how I can spend my time!&lt;/p&gt;&lt;p&gt;Head these words, the faster you start flipping Multi-Family properties, the faster youre going to become wealthy. Two popular and proven ways are flipping houses and landlording. Often, both of these methods involve fixing or rehabbing the property for higher profits.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Flipping Houses to Make Money&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;House flippers pick up property &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; a &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; price and quick turn it for a profit. Different strategies for flipping houses include:&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Turning Contracts&lt;/strong&gt;. Many investors find a bargain house owned by a desperate seller and get a contract to purchase. They then sell the contract to another investor or to a owner-occupant home owner. This method requires great negotiating skills and knowledge of the current market. You must know how to move the contract or you make no money and unfairly tie up the home owner. Successful flippers repeat the system over and over: contract, sell, buy--and make modest gains on each transaction. This method helps beginning investors make quick money to get a bankroll to buy more houses.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Buy Ugly Houses, Fix and Flip.&lt;/strong&gt; Another flipping method is to purchase bargain property either with &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; or cash. Buy Pretty Houses and Flip.&lt;/strong&gt; Not all bargain houses are fixers. You can find sellers whose homes are in perfect condition but their personal life makes keeping the house impossible. The key to getting a pretty house from a needy seller is to be ready to cash the seller out with pre-arranged financing or cash.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Landlording to Make a Fortune&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;Wealthy real estate investors buy properties as long term investments. Rent brings in a consistent, positive cash flow if the properties are purchased at the right price and rented for maximum profits. Investors frequently fix up the properties for higher rents. It's the guy or gal at the local real &lt;a href=http://www.noble-capital.com/capital-management&gt;Capital Management&lt;/a&gt; investor club that talks about their latest deal where they bought &lt;a href=http://www.noble-capital.com/capital-management/investment-opportunities/&gt;Investment Opportunities&lt;/a&gt; house with $60,000 in equity. They bought it and put 100% financing on it, pulling out all their equity in the process as cash at closing. And you're jealous!?&lt;/p&gt;&lt;p&gt;Come on! You're a real estate investor that understands financing and real estate investing. Why are you jealous?&lt;/p&gt;&lt;p&gt;Most of the loan products out there today that you can do 100% financing on as an investment property have very, very &lt;a href=http://www.noble-capital.com/capital-management&gt;Capital Management&lt;/a&gt; loans. For example, it might be a variable rate first mortgage for the first 80%--which &lt;a href=http://www.noble-capital.com/capital-management&gt;Capital Management&lt;/a&gt; itself should &lt;a href=http://www.noble-capital.com/capital-management&gt;Capital Management&lt;/a&gt; a couple red flags.&lt;/p&gt;&lt;p&gt;But the remaining 20% of the 100% financing, is really, really ugly. I've seen loans with rates literally 6 points higher than the first mortgage. Is it worth it to pay &lt;a href=http://txprivatenotes.com/noble1.html&gt;Noble1&lt;/a&gt; to 15% on that extra 20% to pull cash out? Some would say that if you invest that in another investment and get a much higher rate of return than the 13 to 15% you are paying, then maybe. But many investors are using this cash out technique to buy food and pay personal bills.&lt;/p&gt;&lt;p&gt;If this was not bad enough, the loan origination fees and costs associated with getting these loans are usually very, very high. In recent transaction I saw, the fees were about $10,000.&lt;/p&gt;&lt;p&gt;"No problem," says the loan broker, "we can roll into your loan." Great! Let's pay $10,000 in fees and pay 13 to 15% interest on it as well. Not a smart move in all but a few exceptionally &lt;a href=http://www.noble-capital.com/capital-management/investor-relations&gt;Investor Relations&lt;/a&gt; instances.&lt;/p&gt;&lt;p&gt;Try getting a house with 100% financing with a very ugly blended interest rate to cash &lt;a href=http://www.noble-capital.com/development-and-finance/&gt;Development And Finance&lt;/a&gt; You &lt;a href=http://www.noblecapital.com&gt;Noblecapital&lt;/a&gt; up giving the money back in exorbitant interest, huge up front fees and negative cash flow on the property if you keep it.&lt;/p&gt;&lt;p&gt;So, beware the real estate investor blabber that brags at your local group about this type of deals. And this is exactly why last weekend, the downtown Miami Real Estate Market had to stay up late for their open house till past midnight.&lt;/p&gt;&lt;p&gt;Among the affordable pre-constructed houses it offers is Loft 3, where one-bedrooms start at $159,000 and two-bedrooms at $293,000. Finally, prospective buyers who wish to reside in South Florida are now offered affordable housing options.&lt;/p&gt;&lt;p&gt;Two real estate agents from a real estate developer in Miami came in to each buy units, one as a condo investment. One buyer for example is buying a unit for herself and for a client from Spain. Her clients think their prices are reasonable and affordable and she will try to resell her unit.&lt;/p&gt;&lt;p&gt;Another reason why buyers are thinking of buying houses in Miamis Little Havana is its good location. One prospective buyer, for example, who works for Miami-Dade County government said hes feeling tired of commuting from South Miami. Meanwhile, a dance professor at Miami-Dade Colleges Wolfson Campus in downtown Miami said her kids are moving out of their Kendall house, also for the same reason: she wants to avoid the traffic of going to school.&lt;/p&gt;&lt;p&gt;Interested buyers are mainly looking for condominiums or house units where traveling to work or school is easy and carnival centers are accessible. A client who grew up in Chicago desires this amenity saying adjustment to a new city environment is no problem since she grew up in Chicago, a city thats almost shares the same familiarity with South Florida, Miami.&lt;/p&gt;&lt;p&gt;The project is the Related Groups third in downtown Miami that is largely focused on middle-income buyers. In this article, I will briefly tell you what type of team members you need in your real estate investing business. I will tell you why they are important to your foundation. And I will tell you how to get these assets on your team.&lt;/p&gt;&lt;p&gt;Realtors: Realtors are very valuable in the sense that they can help you find the properties you are looking for. They can also help you with your comparable sales in an area that you are not too familiar with. If you explain to your realtor what type of property you're looking for, the realtor can be on the look out for that type of property, and if the property is worth buying then you both can make some money.&lt;/p&gt;&lt;p&gt;Bird dogs: Bird dogs are kind of like street realtors. You can train your bird dogs to look for a certain type of property for you. For example, in my business I look for people in distress (financially, as well as physically). My bird dogs know what type of deal I will buy, so when those deals come around they are all over them. The best thing about bird dogs is that they will find you properties for a finder's fee. I pay my bird dogs between $500 and $1000 for every house I buy.&lt;/p&gt;&lt;p&gt;Hard money lenders: If you want to be an investor, then you need a hard money lender on your team. Having a hard money lender on your team is like having cash on demand to buy properties. Hard money lenders can help you buy properties in as little as 7 days. That time frame varies depending on the lender. This can be effective when you are in competition with other buyers. If you can close fast then you will get the deal.&lt;/p&gt;&lt;p&gt;Title Companies: Title companies will help you get the deal closed. When you use title companies the hard work of closing a transaction is done for. Use reputable title companies. Use title companies that can close as fast as you need them to. This is very important in your house buying business. If you can't get the deal closed then you don't make any money.&lt;/p&gt;&lt;p&gt;Appraisers: Appraisers, like realtors can tell you what a home is worth before you buy it. An appraiser can give you an exact amount of what the property will be worth. Realtors will usually give you an estimate. Appraisers are good to use in your investing business. They can help you understand what you need to do to a property to get the value you need out of it. Having an appraiser on your team can make a difference in your deals.&lt;/p&gt;&lt;p&gt;These are just some of the team members that can be valuable in your real estate business. You can also use lawyers, accountants, and other team members as well. You can find these team members at your local real estate investment clubs, in the newspapers, online, through other investors, and by word of mouth.
